EASEMENT AGREEMENT

This EASEMENT AGREEMENT (the "Agreement") is made and entered into on this _____ day of ________, 20____ (the "Effective Date") by and between [PARTY_NAME_1], residing at [STREET_ADDRESS_1], [CITY_1], [STATE_1], [ZIP_CODE_1] (hereinafter referred to as the "Grantor"), and [PARTY_NAME_2], residing at [STREET_ADDRESS_2], [CITY_2], [STATE_2], [ZIP_CODE_2] (hereinafter referred to as the "Grantee").

RECITALS

A. The Grantor is the legal owner of the real property located at [PROPERTY_ADDRESS] (the "Property").

B. The Grantor and Grantee desire to enter into this Agreement to establish the terms and conditions of an easement over a portion of the Property.

AGREEMENT

1. Grant of Easement

   1.1 The Grantor hereby grants to the Grantee a perpetual easement (the "Easement") to use, access, and maintain a portion of the Property described as [DESCRIPTION_OF_EASEMENT_AREA] (the "Easement Area").

2. Location and Boundaries

   2.2 The Grantor shall ensure that the Easement Area is clearly demarcated and identifiable at all times.

3. Rights and Responsibilities

   3.1 The Grantee shall have the right to ingress and egress over the Easement Area for access to their property located at [GRANTEE_PROPERTY_ADDRESS].

   3.2 The Grantee shall be responsible for the maintenance, repair, and any necessary restoration of the Easement Area. Any alteration or modification to the Easement Area shall be subject to the prior written consent of the Grantor.
